People are drawn to master-planned communities for a variety of reasons – architectural style, location, builders, or amenities. But a sense of community is one of the commonalities among those who decide to relocate to a master-planned community like Harmony. Many think master-planned communities are a relatively new phenomenon. The concept of master-planned communities, however, is hardly new. The earliest known master-planned communities date back to about 400 B.C. in Miletus, Greece. Over a millennium later, the birth of the modern master-planned community is in the city of London, after the great fire of 1666. What most of us think of when we hear “master-planned community” though, began in the U.S. in Radburn, New Jersey. This phenomenon caught steam in the 1980s with the birth of what was called New Urbanism.

Florida was home to one of the first communities following the concept of New Urbanism. Seaside, Florida, located in the panhandle of the Sunshine State, began in 1981. The 80-acre community is considered one of the best examples of a walkable community with a mix of commercial and residential structures. Sustainability, walkability, diversity of architecture and people, and traditional neighborhood structure are at the heart of what makes a community fit in the New Urbanism mold. Those living in master-planned communities want to have access to services without leaving their neighborhood.

Most master-planned communities, like Harmony, have very active homeowner associations, often referred to as HOAs, which is part of the attraction of living in these towns. These associations ensure that the look of a community is maintained so that it’s attractive to others looking for a home. When it comes to activities, homeowner associations help organize larger public events and activities like fitness, reading, and crafts to keep residents of all ages active and entertained.

Features of a master-planned community, like front porches, are more than architectural features. According to planners, front porches are a way to connect with your neighbors and foster a sense of community that draws many to communities like Harmony. Outdoor living rooms, or access to activities including walking, running, biking, canoeing or kayaking, continue to be a draw for consumers as well. It’s not just about staying fit; it’s about engaging in activities with your neighbors and having a connection to nature.
